On October 10, 2018, Hurricane Michael made landfall in Bay County as a Category 5 storm — the strongest hurricane to hit the Florida Panhandle since records began. More than 6,000 roofs were damaged or destroyed across the county in a single day. Parker, Callaway, and Springfield each lost 17–19% of their population in the aftermath. Mexico Beach was nearly wiped off the map entirely.

What happened next defines who Bay County homeowners are today. Those who stayed — and the thousands who have moved in since — share a common understanding that no other market in Northwest Florida has in quite the same way: storm preparedness is not optional here. It is the first conversation every homeowner has, and it informs every decision about property investment, insurance, and home improvement.

Bay County's recovery has been substantial. The Tyndall rebuild alone has transformed the county's economic trajectory, bringing new Air Force families, defense contractors, and construction workers who are buying and renting homes across Panama City, Lynn Haven, Callaway, and the unincorporated corridors along Highway 98. Many of these new arrivals are buying properties that were rebuilt post-Michael — some with hurricane protection already installed, many without.
